Scope the bathroom before pricing the finishes
A bathroom estimate becomes easier to discuss when the hidden work and the chosen finishes have separate places. Describe demolition, substrate preparation, waterproofing and fixture installation before presenting allowances for products the client has not selected. State what must be verified after opening walls or floors, and identify specialist work without implying the same scope fits every bathroom.

How to use the template.
- Record the bathroom layout, access constraints and measured finish areas during the survey; distinguish confirmed conditions from assumptions.
- Group work in construction order so the client sees preparation and concealed layers before tile and fixtures.
- Define each allowance, who selects the product and how the final selection changes the estimate. Do not represent an allowance as a supplier quote.
- Review specialist responsibilities and approval procedures, then issue a numbered estimate revision with the drawings and exclusions attached.
Useful answers.
Should I price tile by the room or measured area?
Use the method that matches the agreed scope and explain it. Area-based installation needs a defined measured surface, while a fixed stage still needs a description of the tile, layout and preparation included.
What belongs in a fixture allowance?
Identify the products covered, the purchasing responsibility and what happens when selections differ. Keep supply allowances separate from installation so the client can see both decisions.
Does the sample determine whether a permit is needed?
No. Verify applicable requirements with the relevant authority and qualified project professionals. The document provides a place to record responsibilities after that check.
Keep exploring.
