Organize a remodeling estimate by work stage
Remodeling connects tasks that depend on each other: removal exposes the base, repairs prepare it and finishes hide it again. A useful estimate shows those stages while explaining what is still unknown. This example uses a living-space renovation with selective demolition, wall repair and flooring. It gives owner selections and work by other contractors a clear boundary so changes can be discussed against an understood starting scope.

[Attach room boundaries, drawings and a finish selection schedule.]
[Identify owner-supplied products and allowances awaiting selection.]
[Describe assumptions about concealed conditions and substrate suitability.]
[Separate structural work, utility changes and finish restoration outside this scope.]
How to use the template.
- Define rooms and work stages from the actual walkthrough. Keep this general renovation scope distinct from a dedicated kitchen or bathroom specification.
- Confirm what remains occupied and how access, storage and protection will work during construction.
- Separate demolition, repairs, installation and finishing, then identify dependencies involving other trades.
- Write selection allowances and hidden-condition assumptions plainly. Revisit them as products and site conditions become known.
- Check the revised estimate against the drawings before agreeing the work sequence. Save the revision trail with the project.
Useful answers.
Should every remodeling task be a separate line?
Use enough detail to show stages, important exclusions and choices. You can group tightly related tasks, but a single renovation line should not hide what happens when the scope changes.
How do I estimate work I cannot see yet?
State the condition you assumed and which investigation has been done. Explain that a discovery may need an assessed repair and a revised scope before additional work proceeds.
Where do owner selections fit?
Keep products awaiting selection in an identifiable schedule or allowance. Include any labor assumptions tied to them, since a different finish can change preparation and installation as well as materials.
Keep exploring.
