Price a kitchen remodel around the decisions still open

A cabinet layout can be settled while the countertop edge, appliance sizes and plumbing changes are still undecided. Put those decisions beside the estimate so a homeowner can see what the price assumes. This kitchen remodeling sample separates removal, cabinet installation and a countertop allowance; it also leaves space to explain temporary kitchen access, appliance handling and work supplied by other trades.

[Attach a cabinet plan, appliance schedule and list of items the homeowner supplies.]

[Identify sink reconnection, electrical changes, backsplash and floor repairs as included, separate or excluded.]

[Replace the countertop allowance after material, edge detail, cutouts and measured dimensions are agreed.]

[Record access arrangements, working hours and the basis for estimating concealed damage.]

How to use the template.

  1. Start with the cabinet plan and walk the room with the homeowner. Check door swings, appliance clearances and the route for moving large pieces.
  2. Break the proposal into removal, rough work, cabinet fitting, surface finishes and final connections. Mark the trades covered by your own price.
  3. Distinguish a selected product from an allowance. Include the material specification and who orders it so a cabinet upgrade does not disappear into a labor total.
  4. Write down what happens to the sink, refrigerator and cooking area while work proceeds, including any temporary arrangements you have actually priced.
  5. Issue a revised estimate when layouts or selections change. Keep the earlier revision with the project records and explain the difference.

Useful answers.

How should I handle cabinets the homeowner buys?

Describe the cabinet list and delivery condition you have priced. Say who checks missing parts, stores the delivery and pays for extra fitting caused by substitutions; do not hide those assumptions in a general installation line.

Where do appliances belong in a kitchen estimate?

List removal, storage and reconnection responsibilities separately. Check dimensions against the proposed openings, and distinguish appliance purchase costs from the work needed to accommodate them.

What if demolition reveals a damaged subfloor?

Identify concealed conditions as an assumption before work starts. Document the discovery, assess the repair and discuss a revised scope before proceeding with additional work.
