Give a masonry repair a measurable boundary
Repointing a wall is a different scope from rebuilding a moving section. Base a masonry estimate on the visible condition, the repair boundary and the desired finish, with photographs or a marked elevation to support the description. This sample separates joint preparation, replacement bricks and final cleanup. It leaves structural diagnosis, concealed backing and difficult color matching as matters to resolve rather than bury in a general repair allowance.

| Description | Quantity / unit | Rate | Amount |
|---|---|---|---|
| Prepare and repoint joints within marked wall section | 80 square feet | $8.00 | $640.00 |
| Remove damaged face bricks and fit agreed replacements | 14 bricks | $24.00 | $336.00 |
| Protect adjacent paving and remove repair debris | 1 site preparation and cleanup | $160.00 | $160.00 |
Total (USD): $1,136.00
Example: brick counts, wall area and USD values are fictional and are not a masonry pricing schedule.
[Identify wall elevation, repair depth and limits of the surveyed area.]
[Describe mortar selection, joint profile and the expected appearance of replacement units.]
[State scaffold or lift access assumptions and protection of nearby openings.]
[List any assessment needed before work on cracking, movement or unstable masonry.]
How to use the template.
- Photograph the elevation and mark which joints and units are included. Keep isolated repairs distinct from whole-wall treatment.
- Inspect access, wall height and staging space before deciding how to cost preparation and equipment.
- Describe the mortar and finish approach without promising an invisible match to weathered work. Allow the owner to review a sample where appropriate.
- Separate measured repairs from uncertain backing conditions. Explain how discoveries will be documented and priced for discussion.
- Check that debris removal, adjacent surface protection and the handover condition appear somewhere in the estimate.
Useful answers.
Is repointing measured by brick count?
Wall area is often a clearer basis for joint work, while individual damaged units can be counted separately. State the measuring approach and depth of preparation so comparisons are meaningful.
Can I guarantee new mortar will match the old wall?
Do not promise a perfect visual match without a sound basis. Existing mortar, weathering, aggregate and drying can affect appearance; describe the intended match and any sample review.
Where should scaffold costs go?
Make access equipment part of the defined scope or give it a clear separate line. Note the elevation and access conditions assumed, since a different work platform can change the estimate.
Keep exploring.
