Keep the general contractor's scope and change authority in one agreement

A general contractor coordinates a project with connected scopes and decisions. The agreement should identify the drawing set, who selects materials, which work is included and how a change becomes authorized. This download is an attorney-review outline, not a ready-to-sign construction contract or a contract generated by Microtra.

Inside the downloadable sample

  • Project documents and scope boundaries
  • Selections, allowances and supplied items
  • Site access and trade coordination
  • Concealed conditions and written changes
  • Progress, payment and completion records
  • Closeout and agreement execution

The PDF and editable DOCX contain the sample clauses and blank agreement fields. Microtra does not generate contracts.

How to use the template.

  1. Collect the actual drawing and specification revisions, scope exclusions and outstanding selection list.
  2. Separate contractor work, owner work and allowances, identifying the person authorized to approve changes.
  3. Give the outline and project documents to a qualified attorney in your state. Confirm technical and approval questions with the appropriate professionals and authorities.
  4. Finalize through your own review and signing process and retain signed changes alongside the accepted project documents.

Useful answers.

Is an allowance the same as a fixed material selection?

They describe different levels of certainty. Identify what remains to be selected and ask your attorney to document how the actual selection and price are reconciled with the agreed allowance.

Can a verbal request change the scope?

This sample does not determine the legal effect of a conversation. Have your attorney define a workable approval process and use clear written records so the parties can identify the proposed change and authority.

Does the outline cover every state's construction contract rules?

No. State and local requirements and the project circumstances can differ. Use your state's official guidance and a qualified attorney rather than treating a general sample as a compliant local agreement.
