Build the flooring estimate room by room
Two rooms with the same area can require different preparation and edge work. Present the measured coverage, selected product and separate preparation assumptions before adding a total. This estimate sample shows a plank-flooring scope, with removal and transitions visible rather than absorbed into an unexplained material allowance.

| Description | Quantity / unit | Rate | Amount |
|---|---|---|---|
| Supply specified plank flooring for measured rooms and documented cutting allowance | 286 square feet supplied | $4.20 | $1,201.20 |
| Install plank floor over suitable prepared substrate in agreed rooms | 260 square feet installed | $3.00 | $780.00 |
| Remove agreed carpet and underlay; load for disposal | 260 square feet removed | $0.90 | $234.00 |
| Supply and fit selected doorway transition profiles | 3 transitions | $42.00 | $126.00 |
Total (USD): $2,341.20
Example: this fictional project uses invented quantities and prices. The difference between supplied and installed area illustrates a stated allowance, not a recommended waste factor.
[Attach measurements, product codes, layout and the basis for the material quantity.]
[Specify substrate preparation included and the approval process for additional findings.]
[List furniture moving, door trimming, baseboards and appliance handling as included or excluded.]
[Replace figures, add applicable tax and identify estimate validity and payment terms.]
How to use the template.
- Measure each room and identify closets, recesses and doorway edges. Keep supplied material quantities distinct from the area being installed.
- Choose the exact flooring and transition profiles, then explain how layout and cutting influence your actual material order.
- State the preparation included after reviewing the substrate with a qualified installer. Do not use a fictional line as assurance that the existing floor is suitable.
- Replace sample costs with supplier and labor information for this job, review exclusions and send the same selection revision with the quote.
Useful answers.
Why are supplied area and installed area different in the sample?
The fictional example distinguishes ordered material from measured coverage. Calculate the actual order from the selected product and layout, documenting the allowance instead of copying the sample quantities.
Can I download a flooring estimate spreadsheet here?
The page provides PDF and DOCX downloads. You can transfer the reviewed line items into your own spreadsheet if you want to calculate alternative products or room quantities there.
Where do baseboards and transitions belong?
List them separately when they form a distinct part of the work. Specify removal, reuse, supply or fitting so the client can see what is included at the edges and doorways.
Keep exploring.
