Price a defined repair before opening up the job
A small repair still deserves a scope the homeowner can picture. Use this contractor estimate template to explain the labor, replacement materials and finish work for one defined area. The fictional sample repairs an accessible pantry cabinet base and adjoining trim; it gives discoveries behind the surface a separate approval step instead of hiding them in a broad remodeling price.

Example: this fictional scope, quantities and USD prices demonstrate an estimate; calculate your own costs and selling price.
[Identify the cabinet, panel dimensions, trim length and finish agreed during the site visit.]
[Record the assumption that the surrounding supports are serviceable and the source of any moisture has been addressed.]
[State the access window and who clears stored contents before arrival.]
[List excluded concealed damage, plumbing work, full cabinet replacement and paint beyond the stated area.]
[Add issue date, acceptance window, applicable tax and agreed payment terms before sharing.]
[Explain how additional findings will be documented, priced and approved before expanding the repair.]
How to use the template.
- Start with a site-specific description: which cabinet, which damaged components and how the repaired area should look when complete. Include measurements from your own inspection.
- Estimate the labor for protection, removal, fitting and finishing. Price materials from the actual specification and supplier information, allowing for purchases and debris handling within the stated scope.
- Put assumptions beside the price while they are easy to discuss. Identify what you could see, what remained concealed and the decision needed if opening the area changes the repair.
- Replace the fictional entries, add the agreed commercial details and check the arithmetic. Share the reviewed estimate with the client and retain the version they accepted.
Useful answers.
Should a small repair be priced by task or by hour?
Choose the method you can explain and that matches the agreement. A defined task can have a fixed price; time-based work needs a clear rate and a description of any agreed limit. Keep the sample's mixed units only if they suit your offer.
Where do I put damage I cannot inspect yet?
Describe the visible condition and the assumption behind the estimate. Give the client a clear point at which you will stop, document the finding and seek approval for additional work. An allowance should name the uncertainty it covers.
Can I prepare the working estimate in Microtra?
