Software for home inspectors

Confirm access before reserving the inspection window.

A buyer, an agent and an occupant may all have a part in arranging a home inspection. The address, access instructions and expected scope need to agree before the inspector sets out. Use Microtra to organize the business appointment and work notes while your specialist inspection and reporting process handles the professional findings.

Make room for the real work.

  • Pre-purchase home inspection
  • Pre-listing inspection visit
  • New construction walkthrough
  • Reinspection of agreed repairs
  • Condominium inspection appointment
  • Inspection with a separate ancillary service

How it works.

  1. Identify the client and the inspection address

Other setup uses Job and Client, with linked records off. Save the billing contact and put the visit address and access arrangements in the work details. Distinguish the person commissioning the inspection from an agent arranging entry, and confirm whom to contact if access fails. Keep only the information needed to conduct and administer the work.

  2. Describe the agreed scope before choosing a window

Record the property type, relevant practical details and services you have agreed to provide. Include any separate ancillary work that affects the visit length or equipment preparation. Choose time based on your own assessment and professional process; the schedule does not determine which inspection services are appropriate or estimate the building condition.

    See the jobs feature
  3. Fit the visit into the inspector's working day

Create the appointment linked to the work and assign the inspector. Review working hours, breaks and time off, then leave your own allowance for travel, preparation and report work between visits. Confirm attendance and access directly rather than treating an internal calendar entry as evidence that an occupant or agent has accepted the arrangement.

  4. Keep a changed visit connected to its paperwork

If utilities, access or readiness change, discuss the effect on the visit and update the appointment. Record what was agreed, including a separate reinspection scope when needed. Prepare an invoice that names the service delivered, share the PDF using your device and record payment taken elsewhere. Keep the actual inspection report in your established reporting process.

Useful answers.

Does Microtra write a home inspection report?

This page describes business scheduling, work notes and billing. It does not promise an inspection checklist, defect library or specialist report authoring tool. Use your established inspection reporting process for those tasks.

Can I record an address without a property module?

Keep the visit location in the work details. Other setup starts without linked records; if you choose to use that additional module, switch it on in Modules & terms first.

What if the home is not ready to inspect?

Discuss the situation under your normal professional and business procedures. Update the visit arrangement and scope, then recheck the inspector's day before agreeing a replacement time.

Should report preparation time appear in my day?

Allow for the work your service requires when planning availability. A diary filled only with site visits can omit the preparation, travel and reporting effort needed to deliver each inspection responsibly.
