Software for home inspectors

Keep inspection administration out of your report-writing time.

A buyer's inspection involves the client, property access and the scope agreed before arrival. Microtra organizes that business work: visits, estimates, expenses and invoices. Use a separate inspection reporting tool for findings and the formal report.

The everyday details

You know the work.
The admin adds up.

The person granting entry may not be the client

A buyer, listing agent and occupant can all be involved in arranging access. Keep billing contact details distinct from entry instructions so a scheduling change reaches the right person.

An additional service can blur the agreement

A detached building, reinspection or separately arranged test needs a clear description. Confirm what you have accepted before a conversation about the property becomes an assumption about the price.

The visit ends before the business work does

Travel, report preparation and follow-up questions extend beyond time at the house. Recording effort and costs helps you understand an engagement without treating the appointment length as its entire workload.

How Microtra helps

Keep the business connected.

Keep access arrangements with the visit

Create a job and appointment, assign staff where needed and note the confirmed entry contact. Check your schedule when the inspection is moved and reconfirm arrangements directly.

Retain the client relationship

Keep contact information, estimates, invoices and payment history together. Concise business notes make it easier to distinguish a new inquiry from a return visit for an existing client.

Review time beyond the property

Add manual time entries or use the timer for work such as preparation and administration. Enter equipment or travel expenses with receipt photos to review the engagement's recorded costs.

Complete billing separately from reporting

Check the agreed services on the invoice and share its PDF through your device. Record payments collected elsewhere; a paid invoice does not establish completion or acceptance of the inspection report.

A day in the life

From the first quote to paid.

  1. Identify the engagement

Confirm who the client is, which property is involved and what services you have accepted. Keep technical inspection documentation in the reporting system you use for that purpose.

  2. Resolve the entry details

Arrange the visit directly and note the person providing access. Consider your own travel and preparation time before assigning the appointment in the schedule.

  3. Record business changes after the visit

If the client requests additional work, agree it separately and update the estimate or invoice scope. Add your time entries and costs without presenting job notes as a formal inspection report.

  4. Close the administrative loop

Share the invoice PDF, record payment received and retain the billing history. Deliver the professional report using your established inspection reporting and review process.

A few useful answers

Questions from home inspectors.

Is Microtra a home inspection report writer?

It does not generate inspection findings, condition ratings or formal home inspection reports. Use specialist reporting software for those tasks and Microtra for the surrounding business administration.

Can I bill separately for a reinspection?

You can create an estimate or invoice describing the return visit and its agreed scope. Confirm the service and price directly before arranging the appointment.

How do I add a property record in the Other setup?

Other starts with Job and Client and no linked records. Enable linked records in Modules & terms if you want a separate property record for location context; it does not become an inspection checklist.

Will a client receive the invoice by automatic email?

Server email delivery is coming soon. Share the invoice PDF through the options available on your device and use your normal channel for confirming the visit.
