A handyman estimate that turns a punch list into priced tasks
Walk the punch list with the homeowner before turning it into an estimate. A loose latch, a missing shelf and damaged caulk may need different materials and access. This handyman estimate template shows a fictional small-visit scope with defined tasks, while leaving concealed repairs and specialist work for a separate discussion.

| Description | Quantity / unit | Rate | Amount |
|---|---|---|---|
| Adjust interior door latch and test ordinary closing operation | 1 door task | $70.00 | $70.00 |
| Install client-approved shelf brackets on the agreed wall | 2 bracket installations | $35.00 | $70.00 |

| Approved hardware and compatible finishing supplies | 1 materials allowance | $38.00 | $38.00 |
Total (USD): $273.00
Example: fictional task prices illustrate a small-job estimate. They are not local labor rates or a recommendation.
[Describe the surfaces, fixings and client-supplied items assumed.]
[State what the materials allowance covers and how it will be reconciled.]
[List excluded hidden damage, painting and specialist services.]
[Add estimate issue date, acceptance window and access assumptions.]
A price estimate is not permission to perform work outside your qualifications or the scope permitted locally.
How to use the template.
- Identify each task by location and completion boundary during the walkthrough.
- Choose an hourly or task-based billing method and apply it consistently to your own expected labor and costs.
- List materials already supplied by the homeowner and any purchases awaiting approval.
- Review exclusions and the procedure for discoveries before the homeowner accepts the estimate.
Useful answers.
Can I quote the whole visit as a single line?
You can use a fixed visit price if that is your agreed method, but attach a specific task list. The client should understand which repairs and materials the price includes.
How should I estimate unseen damage?
State the assumption and the limit of the estimate. Agree a process for stopping and quoting additional work when opening the area reveals a different problem.
Does the DOCX change totals when I edit it?
Treat it as an editable document and recheck every total yourself. The browser invoice generator offers calculated invoice totals, but it does not turn this download into an accepted estimate.
Keep exploring.
