Software for general contractors

Make the estimate readable across the whole build.

The homeowner sees a finished room; you see demolition, framing, rough-ins, finishes and the handoffs between them. General contractor estimating software should help present that scope without concealing important assumptions. Use Microtra for estimates built from your own takeoff, supplier information and subcontractor discussions, with a clear basis for later billing.

Make room for the real work.

  • Interior remodeling project
  • Small addition by agreed scope
  • Kitchen construction coordination
  • Bathroom renovation
  • Commercial tenant improvements
  • Structural repair coordination
  • Project completion and punch work

How it works.

  1. Define the scope the client is actually comparing

Link the Client and Properties information to the Job and describe the areas included. Identify the drawings, specification choices and site observations behind your estimate. Clarify demolition limits, protection of occupied areas, access and disposal. A line for renovation is less useful than a description that tells the client which rooms and stages it covers.

  2. Build the document from your checked quantities

Enter items for labor, materials, subcontract work and other agreed components with quantities and prices you have established. Use descriptions to separate included selections from items still awaiting a choice. Microtra supports reusable items, markups and tax settings; it does not produce a construction takeoff or obtain subcontract bids for you.

  3. Check coordination costs before presenting a total

Think through temporary protection, deliveries, cleanup, equipment hire and time spent supervising the project. Record costs and receipt photos as the work develops. Compare your expected direct costs, overhead allocation and margin using your own method, rather than treating a material markup alone as an explanation of the whole project price.

  4. Keep additions visible as the build progresses

Record the changed scope and discuss its effect on timing and price directly with the client through your approval process. Prepare progress invoices from estimates when billing is staged. Keep descriptions aligned with the agreed work so completed stages, remaining work and additions do not blur together when the client reviews an invoice PDF.

Useful answers.

Can this replace a quantity survey or drawing takeoff?

No. Establish the quantities, specification and construction approach using your professional process. The app holds the estimate items and calculations you enter rather than measuring plans or assessing buildability.

How should I show a selection that has not been made?

State the basis you used and make the unresolved choice easy to identify. Explain how a changed selection will be agreed so the client understands what the estimate includes.

Can I include subcontractor work?

Use a clear item description and your checked cost and price basis. Confirm what the subcontractor's proposal includes before incorporating it into your own scope; copying only its total can leave gaps.

Does a progress invoice change the construction agreement?

An invoice records the billing you prepare from the work and estimate. Manage scope approval, contract terms and project obligations through your established process and qualified advisers where needed.
